JPI Residential Projects ("Capitol Yards")
70 and 100 I Street, 909 New Jersey Ave., 23 I Street

Residential developer JPI is developing three properties along I Street, grouped together as "Capitol Yards." 70 and 100 I Street (dubbed the Jefferson and the Axiom at Capitol Yards), a $210 million project with two towers containing 448 and 246 units, respectively, opened their bottom floors in summer 2008, and across the street at 909 New Jersey ("909 at Capitol Yards"), has 237 units and 6,000 square feet of retail, on the former site of the Nexus Gold Club. One more project, 23 I Street ("23 Eye at Capitol Yards"), with an additional 421 residential units and up to 35,000 square feet of retail space, was originally expected to break ground in fall 2008 butis now on hold.

70 I (left) and 100 I (right) are two rental buildings by JPI, on I Street SE between Half and First (seen here from a rooftop two blocks to the south). 70 I, now dubbed "Jefferson at Capitol Yards", has a "warehouse and industrial theme" design, while its sibling 100 I ("Axiom") has a more modern design. Both have rooftop pools, fitness centers, a "resident pub", and concierge service. More about the amenities, and animated views of the buildings are available on the official project web site. 70 I is started move-ins in June 2008, with 100 I following the next month.
