(Left) Hickok Cole's rendering of 250 M Street, as seen from 2nd and M. The left/west side of the building faces Canal Park.

(Bottom left) The northeast corner of 2nd and M in August 2003, the same angle as seen in the rendering above. The boarded-up gas station was torn down one month later. The red brick building at left is an Arthur Capper apartment block, which was demolished in early 2005.

(Bottom Right) The same location, with the billboard announcing the project, in May 2007 . 300 M Street is at rear right. Click to see all available photos of this location.

Three views of the 250 M lot, showing the changes that have occurred even before this project ever gets underway. Top left: The northwest corner of 3rd and M, in September 2000. The building under construction is 80 M Street. Top right: A wider view of the same location, 4 1/2 years later. 80 M (under construction in the photo at left) was completed in 2001 but is blocked from view by 1100 New Jersey (which is "Federal Gateway I"), completed in 2003; and Capper buildings, although boarded up, were still standing. Bottom left: The lot in June 2006, with Capitol Hill Tower now added to the skyline. Click to see all available photos of this location.

A view toward the rear of the 250 M lot, looking south-southeast on 2nd street, at its intersection with L Street, in January 2003. 250 M will not take up the entire block; it will front M Street, but behind it along L Street will eventually be a Capper/Carrollsburg apartment building. (01/03)

The same location, in April 2006. The Capper buildings on this block were demolished in January, 2005, and the DOT HQ has risen at the end of 2nd Street, across M Street. (04/06)
